Read savings, loan, and mortgage estimates correctly
Reproduce fixed-rate examples, understand cent adjustments in schedules, and separate a loan payment from fees and recurring ownership costs.
Write down the model before comparing estimates
ADEMN uses a fixed nominal annual rate, expressed as a decimal, divided by the number of periods per year. For monthly loan payments, r = annual rate ÷ 12 and payment = P × r ÷ (1 − (1 + r) to the power −n). A 5% input means r = 0.05 ÷ 12. P is financed principal and n is the number of payments. At zero interest, payment is P ÷ n.
These examples use an assumed 5% nominal rate, not a current lender or savings offer. A legally defined APR can include charges that a stated interest rate excludes; APY is also a different concept from this nominal input. Currency changes labels only. Keep every amount in one currency and use a lender’s disclosure to assess an actual offer.
Read the deposit timing and the final cents
Savings Goal Calculator starts from zero, compounds monthly, and puts each deposit in at month-end. The first deposit therefore earns no interest in its own month. The weekly and biweekly amounts are budget equivalents of the monthly contribution, not separate simulations with more frequent deposits.
For a zero-interest goal of USD 1,000 over three months, the formula contribution is one third of 1,000. The displayed schedule allocates 333.33, 333.34, and 333.33 so that the deposits sum to exactly 1,000. Calculations keep decimal precision internally; multiplying a displayed rounded estimate by the number of months need not reproduce the schedule total.

Expected result:
Estimated monthly contribution: USD 147.05
Total deposits: USD 8,822.74 · Total interest: USD 1,177.26USD 1,000 goal · 3 months · 0% interest
Expected result:
Estimated monthly contribution: USD 333.33
Schedule deposits: USD 333.33, 333.34, 333.33

In the loan example, USD 10,000 less USD 1,000 down leaves USD 9,000 financed. The five-year monthly estimate is USD 169.84, with total modeled interest of USD 1,190.47. The down payment is outside the repayment total because it was never borrowed.
Inspect the schedule rather than assuming every printed row is identical. Cent allocations reconcile principal, interest, and balances, and the final payment settles the balance. Choosing 26 payments per year means the annual rate is divided by 26; it does not simulate a lender’s accelerated-biweekly program or infer its day-count convention.

A USD 300,000 home with 20% down produces USD 240,000 principal before financed fees. At the example’s rate and term, principal and interest are about USD 1,288.37 monthly. Adding the entered annual property tax of USD 3,000 and insurance of USD 1,000 changes the first total payment to USD 1,621.70 after cent allocation.
Optional annual amounts remain fixed over the full term. The calculator does not infer local taxes, add PMI at a loan-to-value threshold, or remove it later. Financed fees increase principal and accrue interest; fees paid upfront belong outside this model. Review the recurring-cost assumptions before treating the total as a household budget.

Export the full schedule when you need to inspect totals beyond the visible page. Check that the opening principal equals the intended financing, principal repayments reach a zero closing balance, and payment totals reconcile with principal plus interest. For a mortgage, add the separately entered recurring costs and keep the down payment outside that total.
Compare offers with the same principal, term, rate definition, payment frequency, and fee treatment. Taxes, savings-account fees, inflation, variable rates, and extra repayments are not modeled by the savings or basic loan examples. Use the estimate to understand the arithmetic and identify the questions left for the actual agreement.
